The solution is, like everything else, simple- Hire a Real Estate Agent who can harness the power of the internet and put it to work for you.
So, how do you find an agent who has the online expertise to market your property? How do you find a Realtor who has made a commitment to keep up with all of the new developments in the world of online real estate?
Of course, I'd recommend me. I am constantly watching for the latest real estate website development or online innovation. I can put together a custom marketing plan that will take advantage of the best the internet has to offer. You can trust in me to provide maximum online exposure for your house or condo.
When interviewing any agent, I'd recommend asking the following set of questions to insure that he or she is internet-savvy and will be able to give your property that all-important maximum online exposure. The answers to these questions are critical for determining how much extra money you might pocket at the closing of your sale. I look forward to the opportunity to discuss my answers to these questions, and how they may help you achieve the best result in the sale of your property.

1) Do you have your own website, and do you feature your listings on it?
2) How is my property advertised on your agency website? Is the site user-friendly (easy to search and find your property) and does it provide a quick and painless way for prospective buyers to reach you?
3) Do you use Realtor.com enhanced listings, with extra photos, showcase highlights, an expanded description, and more contact options, or do you use the basic listing, with only one photo, a few bullet points, and the brokerage contact phone number?
4) Do you have a virtual tour available? Does it feature wide angle panoramic shots to really give a buyer a feel for the property?
5) What do you think of Zillow? Do you use it to advertise your listings?
6) Are you familiar with Craig's List and Backpage and do you post listings there? If you do, do you do anything special to make your posting stand out among all the others?
7) Can you let me know on a regular basis how many visitors are checking out my house in all the different places online?
8) Do you respond quickly to email leads that come in on your listings? (You can try this out yourself- email the agent with a question on one of his or her listings and see how long it takes for them to get back to you).
9) Do you make maximum use of the Multiple Listing Service by posting disclosures, maps, and property flyers online, as well as using as many property photos as possible?
10)Are you familiar with the following important real estate advertising sites and do you use them in your online marketing campaign? LiveDeal, Oodle, Edgeio, Propsmart, vast, Trulia, GoogleBase, HomeSeekers, and Postlets ?
11) When would it make sense to tap into the power of YouTube or Ebay to advertise one of your listings?
